Starting at a brass monument at the intersection of the centerline of State Route 44 (66' R/W) with the South line of Rootstown Township; thence N. 31 deg. 38' 30" E., 772.86 feet along the centerline of State Route 44 to a point; thence N. 15 deg. 10' 18" E., 231.32 feet along the centerline of State Route 44 to the grantor's Southeast corner; thence N. 0 deg. 32' 43" E., 503.00 feet along the centerline of State Route 44 to the true place of beginning; thence N. 89 deg. 37' 26" W., 370.00 feet to an iron pipe and passing over an iron pipe 33.00 feet from the road center; thence S. 0 deg. 32' 43" W., 152.06 feet to an iron pipe; thence 89 deg. 37' 26" W., 700.76 feet to an iron pipe in the East line of property owned by C. Waligura; thence N. 1 deg. 00' 35" E., 350.95 feet to an iron pipe at Waligura's Northeast corner; thence N. 88 deg. 47' 42" E., 599.66 feet to an iron rod at the Northwest corner of property now or formerly owned by T. E. Hall; thence N. 89 deg. 25' 44" E., 468.60 feet to Hall's Northeast corner in the centerline of State Route 44; thence S. 0 deg. 32' 43" W., 223.16 feet along the centerline of State Route 44 to the true place of beginning.
Containing a total of 7.657 acres of land, be the same more or less, but subject to all legal highways, as surveyed in October and November, 1993 by Edward J. Collier, Registered Surveyor No. 7141.
Said Premises Located at 2905 State Route 44, Rootstown, OH 44272.
Said Premises Appraised at $115,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
