In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, November 24, 2003, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Edinburg to-wit:

Situated in the Township of Edinburg, County of Portage and State of Ohio, and being a parcel of land located in Lot No. 7 N.E. Sub-div. No. 6 of Edinburg Township, Portage County, Ohio and being further described as follows:

Beginning at the intersection of the center line of County Highway 52A, Rock Spring Road and County Highway 18, Tallmadge Road, a former State Highway, which point is the Southwest corner of Lot No. 7-NE-Sub-div No. 1 of Edinburg Township; thence North 89 deg. 54' E. along the center line of County Highway 18, a distance of 1464.1 feet to the Southeast corner of the property, now or formerly owned by H. & L. Parsons and the Southwest corner of the C. C. Love property, which is the true place of beginning for this description in Lot No. 7, N.E. Sub-div 6 of Edinburg Township; thence North 0 deg. 31' East along the Parsons-Davis property line, passing over an iron pin set 30 feet at side of road, a total distance of 307.84 feet to an iron pin; thence North 89 deg. 34' East, parallel with the center line of County Highway 18, a distance of 283.00 feet to an iron pin; thence South 0 deg. 31' West, passing over an iron pin set 30 feet at side of County Highway 18, a total distance of 307.84 feet to the center line of County Highway 18; thence South 89 deg. 54' West along the center line of County Highway 18, a distance of 283.00 feet to the true place of beginning and containing 2.00 acres of land as surveyed in April, 1968 by Thomas E. James and Floyd M. Thomas, Registered Surveyors Nos. 1431 and 5461 of the State of Ohio.

Said Premises Located at 7011 Tallmadge Road, Rootstown, OH 44272.

Said Premises Appraised at $60,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
