Situated in the Township of Mantua, County of Portage and State of Ohio:
And known as being part of Lots Nos. 16 and 17 in said Mantua Township, and being further described as follows:
Beginning at a point in the centerline of S.R. 44 (Painesville-Ravenna Road) running Northerly and Southerly through said Lot 17 and 267.6 feet Northerly along said road centerline from the Northeasterly corner of land in said Lot 17 conveyed by Horace Wayne, et al., on September 2, 1919, to George C. Hart, et al., as recorded in Vol. 257, Page 626 of the Portage County Deed Records; thence N. 4 deg. 02' E. along the centerline of said road a distance of 639.5 feet to the Southeasterly corner of lands in Lots Nos. 10 and 11 conveyed by Ernie Alger, et al., on April 13, 1919, to Ludwig Abram, et al., as recorded in Vol. 242, Page 643 of Portage County Deed Records and also Vol. 247, Page 12 of Portage County Deed Records; thence N. 86 deg. 23' W. and through an iron pipe 30 feet therefrom along the Southerly side of said lands of Ludwig Abram, et al., a distance of 1644.8 feet to an iron pipe at the Northeasterly corner of lands in Lot 16 conveyed to the said George C. Hart, et al., as reffered to above; thence along the Easterly and Northelry lines of the last mentioned parcel of George C. Hart, et al., as follows: S. 4 deg. 06' W. a distance of 330 feet to an iron pipe; thence S. 86 deg. 23' E. a distance of 132 feet to an iron pipe; thence S. 4 deg. 06' W. a distance of 305.1 feet to a point which is N. 4 deg. 06' E. a distance of 267.6 feet from an iron pipe at the Northwesterly corner of the first mentioned parcel of said George C. Hart; thence S. 86 deg. 15' E. and parallel to the Northerly line of the first mentioned parcel of George C. Hart, a distance of 1513.7 feet to the place of beginning, containing 23.12 acres of which 1 acre is in Lot No. 16 and 22.12 acres are in Lot 17. Be the same more or less, but subject to all legal highways.
Said Premises Located at 12251 S.R. 44, Mantua, OH 44255.
Said Premises Appraised at $250,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
