In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, November 24, 2003, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Edinburg to-wit:

Situated in the Township of Edinburg, County of Portage and State of Ohio:

Known as being part of Subdivision 4 in Lot 5 of the Southeast Quarter of Edinburg Township, and bounded and described as follows:

Beginning at a railroad spike on the West line of said Subdivision 4 and in the center of highway 1597.35 feet N. 2". 8' West from an iron pipe at the Southwest corner of Subdivision 4; thence continuing along the subdivision line and center of highway N. 2". 08' West 298.5 feet to an iron bolt; thence S. 85" 52' East 292.05 feet to an iron pipe and passing over an iron pipe at 30 feet at side of highway; thence S. 2" 08' East 298.5 feet to an iron pipe; thence No. 85" 52' West 292.05 feet to the place of beginning and passing over an iron pipe at 30 feet at side of highway and containig 2.00 acres of land, more or less, surveyed October 13, 1946 by F. M. Swasey, R. S. No. 2154.

Said Premises Located at 3576 Porter Road, Rootstown, OH 44272.

Said Premises Appraised at $125,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
