And known as being part of Lot No. 24 in said township more fully bounded and described as follows, to-wit:
Beginning in the North line of Lot No. 24, which is also in the centerline of County Highway No. 177, (Newton Falls Road), at the Northwest corner of the land of Thomas G. Timblin, Deed Book 382, Page 99, and the Northeast corner of land of John and Della Harris, Deed Book 484, Page 289, Portage County Records, said beginning point is 990.60 feet West of the Northeast corner of Lot No. 24; thence along the line between the land of said Timblin and Harris S. 0 deg. 37' E., (passing over an iron pipe at 30.00 feet) 160.00 feet to an iron pipe; thence East 270.00 feet to an iron pipe; thence N. 0 deg. 37' W., (passing over an iron pipe at 130.00 feet) 160.00 feet to the North line of Lot No. 24 in the centerline of C.H. No. 177; thence West along the North line of Lot No. 24 and centerline of C.H. No. 177, 270.00 feet to the place of beginning and containing 0.992 of an acre of land as surveyed in June, 1961, by Leo E. Martin, Registered Surveyor No. 2587, be the same more or less, but subject to legal highways.
Said Premises Located at 9158 Newton Falls Road, Ravenna, OH 44266.
Said Premises Appraised at $90,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
