In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, November 24, 2003, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Deerfield to-wit:

Situated in the Township of Deerfield, County of Portage and State of Ohio, and being a parcel of land in Township Lot Number 46, and bounded and described as follows:

Beginning at a point in the center of County Highway Number 56 (Fewton Road) and at the Southwest corner of a 01733 acre tract of land, which bears South 89 deg. 45 minutes, West 1106.67 feet from the East line of Township Lot Number 46; thence continuing along the center of the above mentioned road, South 89 deg. 45 minutes, West 118.33 feet to a point; thence North 29 deg. 47 minutes, West 216.34 feet to an iron pipe; thence North 89 deg. 45 minutes, East 229.95 feet to an iron pipe at the Northwest corner of the above mentioned 0.733 acre tract of land; thence along the West line of the above-mentioned tract of land, South 1 deg. 16 minutes West 188.30 feet to the place of beginning, containing 0.752 acres of land. Surveyed by Marvin F. Stevens, Reg. Surveyor Number 260.

Situated in the Township of Deerfield, County of Portage and State of Ohio, and being a parcel of land in Deerfield Township, Township Lot No. 46, and bounded and described as follows:

Beginning at a point in the center of County Highway Number 56 (Fewton Road), which bears West 1225.00 feet from the East line of Lot Number 46; thence continuing along the center of the above-mentioned road, South 89 deg. 45 minutes, West 30.00 feet; thence North 29 deg. 47 minutes, West 216.34 feet to an iron pipe; thence North 89 deg. 45 minutes East 30.00 feet to an iron pipe; thence South 29 deg. 47 minutes East 216.34 feet to the place of beginning, containing 0.1296 acres of land, Surveyed by Marvin D. Stevens, Reg. Surveyor Number 260.

Said Premises Located at 8793 Fewtown Road, Deerfield, OH 44411.

Said Premises Appraised at $75,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
