Township of Palmyra, County of Portage and State of Ohio:
And known as being part of Lot 28 in the Northwest quadrant of Division 4 in said township and being more fully described as follows:
Beginning at an iron pipe found in the centerline of Fisher Road (T.H. 128) at the Northwest corner of Lot 28; thence along the centerline of Fisher Road and the North line of Lot 28, S. 39 deg. 28' 30" E., a distance of 222.00 feet to PK nail set and the true place of beginning; thence continuing along the centerline of Fisher Road and the North line of Lot 28, S. 89 deg. 28' 30" E., a distance of 230.00 feet to a railroad spike set; thence S. 00 deg. 22' 22" E., a distance of 839.37 feet to a 24 inch double oak tree in grantor's South line and passing over an iron pipe set at a distance of 10.00 feet North of said tree and also passing over an iron pipe set at a distance of 30.00 feet; thence along the grantor's South line N. 89 deg. 20' 23" W., a distance of 230.00 feet to an iron pipe set; thence N. 00 deg. 22' 22" W., a distance of 838.82 feet to the true place of beginning and passing over an iron pipe set at a distance of 30.00 feet from said true place of beginning and containing 4.431 acres of land being the same more or less, but subject to all legal highways as surveyed in June 1979 by Donald Trocchio Registered Surveyor No. 6445 of Stockman and Associates, Inc.
Said Premises Located at 8660 Fisher Road, Diamond, OH 44412.
Said Premises Appraised at $92,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
