Located in the City of Kent, Original Franklin Township Lot 25, and known as being the front parts of Sublots 5 and 6, Block No. 3 of the Original Plat of the Town of Franklin (now Kent City) as recorded in Volume 25, Page 132, in the Portage County Record of Deeds and further described as follows:
Commencing at the Southwest corner of Sublot 5 at the right of way intersection of the North line of Day Street and the East line of Franklin Avenue, which is the true place of beginning; thence North 14 deg. 39' 04" E. a distance of 49.50 feet along the East right of way line of Franklin Avenue to the Northwest corner of Sublot 6; thence North 86 deg. 29' 02" East a distance of 72.15 feet along the North line of Sublot 6 to a point on the West line of property owned by J. & L. Dennis as recorded in Volume 622, Page 251 in the Portage County Record of Deeds; thence South 26 deg. 05' 02" West a distance of 24.71 feet along the West line of said Dennis to an angle point; thence S. 3 deg. 08' 08" East a distance of 27.03 feet along the West side of property owned by J. & L. Dennis to the North right of way line of Day Street; thence South 86 deg. 29' 02" West a distance of 75.20 feet along the North right of way line of Day to the true place of beginning and containing 0.075 acres of land more or less, the above description was prepared from plats, deeds and surveys of record by Edward P. Wanchik, Registered Surveyor No. 5746.

Said Premises Appraised at $75,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
