Situated in the Township of Palmyra, County of Portage and State of Ohio, and known as being part of Lot 22, Division 4, Northeast of said township and further bounded and described as follows:
Beginning at a point on the centerline of Whippoorwill Road (T.H. 129), said point being South 89 degrees 33 minutes 10 seconds East, a distance of 864.00 feet from an iron pipe found at the centerline intersection of said Whippoorwill Road and McClintocksburg Road (C.H. 135); thence due North, and passing over an iron pin at 30.00 feet, a distance of 621.27 feet to an iron pin; thence South 89 degrees 41 minutes 50 seconds East, a distance of 351.00 feet to an iron pin; thence due South, and passing over an iron pin at 592.16 feet, a distance of 622.16 feet to a point on the centerline of said Whippoorwill Road; thence North 89 degrees 33 minutes 10 seconds West, along the centerline of said Whippoorwill Road, a distance of 351.00 feet to a point and the true place of beginning, and containing therein 5.009 acres of land.
Said Premises Located at 10045 Whipporwill Rd., Newton Falls, OH 44444.
Said Premises Appraised at $125,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
