In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, November 3, 2003, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Shalersville to-wit:

And known as being part of Lot No. 95, township, county and state aforesaid and more particularly described as follows:

Beginning at an iron pin in the West line of said Lot No. 95 at its intersection with the centerline of Old State Route 303; thence South 81 deg. 27' East along the centerline of Old State Route 301 for a distance of 610.79 feet to an iron pin which marks the true place of beginning of the following described parcel of land; thence North 05 deg. 54' East for a distance of 221.86 feet to an iron pin; thence South 84 deg. 47' East for a distance of 100.00 feet to an iron pin; thence South 05. deg. 54' West for a distance of 227.68 feet to an iron pin the centerline of Old State Route 303; thence North 81 deg. 27' West along the centerline of Old State Route No. 303 for a distance of 100.11 feet to the true place of beginning and found to contain 0.515 acres of land as surveyed by Lucius P. Converse, Registered Surveyor No. 1199 in July, 1960, be the same more or less but subject to all legal highways.

Said Premises Appraised at $129,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
