In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, October 20, 2003, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Randolph to-wit:

Situated in the Township of Randolph, County of Portage and State of Ohio, and known as being a part of Lot 71 of said township and further described as follows:

Beginning at a point in the centerline intersection of C.H. 47 Industry Road and T.H. 46, Taylor Road; thence N. 87 deg. 07' 23" W. passing over an I.P. at 300.00' a total distance of 1924.77' along the centerline of Taylor Road to an I.P. marking an angle point in said road; thence N. 56 deg. 26' 23" W. a distance of 334.52' along the centerline of said road to a point which is the true place of beginning; thence continuing N. 56 deg. 26' 23" W. along the said centerline a distance of 123.00' to a point; thence N. 2 deg. 33' 34" E. a distance of 940.09' along the Easterly line of property owned by R.E. & L.N. Bartlett to an I.P. and passing over an I.P. at 35.00'; thence S. 87 deg. 09' 39" E. a distance of 85.15' along the North line of Lot 71 to an I.P.; thence S. 2 deg. 33' 34" W. a distance of 714.33' to an I.P.; thence S. 57 deg. 31' 57" E. a distance of 23.30' to an I.P.; thence S. 2 deg. 33' 34" W. passing over an I.P. at 242.03' a total distance of 277.03' to the true place of beginning and containing 2.016 acres of land more or less as surveyed by Edward P. Wanchick, Registered Surveyor No. 5756.

Said Premises Located at 5251 Taylor Road, Atwater, OH 44201.

Said Premises Appraised at $110,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
