In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, October 20, 2003, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Shalersville to-wit:

Situated in the Township of Shalersville, County of Portage and State of Ohio:

And known as being part of Lot No. 29, Township, County and State aforesaid and more particularly described as follows:

Beginning at an iron pin at the Northeast corner of said Lot No. 29. This iron pin is situated 578.95 feet West of an iron pin at the centerline intersection of Peck Road and Goodell Road; thence due West along the North line of said Lot No. 29 and centerline of Goodell Road (Highway No. 220) for a distance of 842.32 feet to an iron pin which is the true place of beginning of the following described parcel of land; thence at right angles to the preceding course due South for a distance of 250.00 feet to an iron pin; thence due West for a distance of 200.00 feet to an iron pin; thence at right angles to the preceding course due North for a distance of 250.00 feet to an iron pin in the centerline of Goodell Road. This iron pin is situated 668.00 feet East from an iron pin at the Southeast corner of a parcel of land now or formerly owned by Mr. Perrine; thence due East along the North line of said Lot No. 29 and centerline of Goodell for a distance of 200.00 feet to the true place of beginning and found to contain 1.148 acres of land, as surveyed by Lucius F. Converse, Registered Surveyor No. 1199 in July, 1963.

Note:

Iron pins were set 30.00 feet Southwardly from the centerline of Goodell Road on both the North and South lines.

Note:

The bearing of Goodell Road (Highway No. 220) was assumed to be due East for calculating and description purposes.

Said Premises Located at 4952 Goodall Road, Shalersville, OH 44255.

Said Premises Appraised at $140,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.

THE OWNER IS ALSO RESPONSIBLE FOR KNOWING EXACTLY WHAT HE IS PURCHASING.
