Beginning at a pin found at the intersection of the North line of Portage County, Nelson Township, Lot 26 and the centerline of Parkman Road (C.H. 299-H); thence South 21 deg. 06' 15" East and along the centerline of Parkman Road, a distance of 175.04 feet to a point and being the TRUE PLACE OF BEGINNING for the parcel being described; thence South 21 deg. 06' 15" East and continuing along the centerline of Parkman Road, a distance of 175.04 feet to a point; thence North 85 deg. 34' 21" West, and passing through a 5/8 inch rerod with I.D. Cap set 33.25 feet from the centerline, a distance of 905.83 feet to a 5/8 inch rerod with I.D. Cap set, thence North 8 deg. 27' 02" West, a distance of 161.41 feet to a 5/8 inch rerod with I.D. Cap set; thence South 85 deg. 36' 44" East and passing through a 5/8 inch rerod with I.D. Cap set 33.24 feet from the centerline, a distance of 866.36 feet to the TRUE PLACE OF BEGINNING containing 3.207 acres more or less and subject to all legal highways and easements as surveyed by John N. Francis, Professional Surveyor S-6916 in November, 1994.

Said Premises Appraised at $165,000.00 and cannot be sold for less than two-thirds of that amount.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998.
