Beginning at a 5/8" iron pin monument found at the Northeast corner of Lot 98; thence North 89 deg. 42' 59" West along the centerline of Silica Sand Rd. (C.H. 253) and the North line of Windham Township, a distance of 501.85 feet to a 5/8" pipe found; thence North 89 deg. 32' 39" West, along said centerline, a distance of 845.56 feet to a point at the Northwest corner of land conveyed to L. & D. Dickey by Volume 1105, Page 679 of Portage County Record of Deeds; thence North 89 deg. 03' 12" West, along said centerline, a distance of 750.00 feet to a point and the TRUE POINT OF BEGINNING for the parcel herein described; thence South 0 deg. 53' 10" West, passing over a capped iron pin set at 30.00 feet, a distance of 295.00 feet to a capped iron pin set; thence South 64 deg. 22' 10" West, a distance of 111.76 feet to a capped iron pin set; thence South 0 deg. 53' 10" West, a distance of 845.00 feet to a capped iron pin set; thence North 89 deg. 03' 12" West, a distance of 231.73 feet to a capped iron pin set on the West line of said Lot 98; thence North 0 deg. 47' 46" East, along said West line of Lot 98, a distance of 325.51 feet to a capped iron pin set on the South line of land conveyed to J. or G. Wagner by Volume 1046, Page 327 of Portage County Record of Deeds; thence South 89 deg. 20' 30" East, along said Wagner's South line, a distance of 13.85 feet to a 1/2" pipe found at the Southeast corner of said Wagner's land; thence North 0 deg. 40' 10" East, along said Wagner's East line and passing over a 5/8 iron pin found at 814.28 feet, a total distance of 837.43 feet to a point in the centerline of said Silica Sand Rd.; thence South 89 deg. 03' 12" East, along said centerline, a distance of 321.60 feet to a point and the true point of beginning, and containing therein 6.8422 acres of land as surveyed in May, 1997 by Clifford H. McGuire, Registered Surveyor No. 7770.
Said Premises Located at 9744 Silica Sand Road, Windham, OH 44231.
Said Premises Appraised at $125,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
