In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, October 6, 2003, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Windham to-wit:

And known as being part of Lot 79 in Windham Township and further described as follows:

Beginning in the centerline of State Route 82 at the Grantor's Northwest corner and being South 74 deg. 15' East 1863.10 feet from the intersection of said road centerline with the centerline of Horn Road; thence South 74 deg. 15' East 106.42 feet along the centerline of State Route 82; thence South 8 deg. 43' West 185.66 feet to an iron pipe and passing over an iron pipe 30.23 feet from the road center; thence South 4 deg. 45' West 501.99 feet to an iron pipe in the North line of D. & V. Miller; thence North 85 deg. 15' West 94.47 feet to an iron pipe at the Grantor's Southwest corner; thence North 4 deg. 50' East 707.42 feet to the beginning and passing over an iron pipe 30.54 feet from the road center, be the same more or less, but subject to all legal highways, as surveyed in September, 1977 by David J. Collier, Registered Surveyor No. 4819.

Said Premises Appraised at $75,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
