Situated in the Township of Windham, County of Portage, State of Ohio, and being known as part of Lot 98 in said township, and further bounded and described as follows:
Beginning at a 5/8" iron pin monument found at the Northeast corner of Lot 98; thence North 89 deg. 42' 59" West along the centerline of Silica Sand Rd. (C.H. 253) and the North line of Windham Township, a distance of 501.85 feet to a 5/8" pipe found; thence North 89 deg. 32' 39" West, along said centerline, a distance of 845.56 feet to a point at the Northwest corner of land conveyed to L. & D. Dickey by Volume 1105, Page 679 of Portage County Record of Deeds; thence North 89 deg. 03' 12" West, along said centerline, a distance of 450.00 feet to a point and the TRUE PLACE OF BEGINNING for the parcel herein described; thence South 0 deg. 53' 10" West, passing over a capped iron pin set at 30.00 feet, a distance of 1100.00 feet to the East side of a 24" Maple tree, which is witnessed by capped iron pins set at 3.00 feet South 0 deg. 53' 10" West and North 89 deg. 03' 12" West; thence North 89 deg. 03' 12" West, a distance of 200.00 feet to a capped iron pin set; thence North 0 deg. 53' 10" East, a distance of 845.00 feet to a capped iron pin set; thence North 64 deg. 22' 10" East, a distance of 55.88 feet to a capped iron pin set; thence North 0 deg. 53' 10" East, passing over a capped iron pin set at 290.00 feet, a total distance of 320.00 feet to a point in the centerline of said Silica Sand Rd.; thence South 89 deg. 03' 12" East, along said centerline, a distance of 150.00 feet to a point and the true place of beginning, and containing therein 5.0821 acres of land as surveyed in May, 1997 by Clifford H. McGuire, Registered Surveyor No. 7770.
Said Premises Located at 9776 Silica Sand Road, Garrettsville, OH 44231.
Said Premises Appraised at $110,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
