And known as being part of Lot 78 in said Randolph Township being further described as beginning at an iron pipe found at the intersection of the centerline of Hartville Road (CH69-E) and Luli Road (TH40-A), said point also being the Southeast corner of Randolph Township Lot 78; thence with the South line of said Lot 78 and the centerline of said Luli Road N. 89 deg. 00' 00" W. 695.13 feet to a point and the true place of beginning for the parcel herein to be conveyed; thence with a Westerly boundary of lands now or formerly owned by M. J. Kline N. 1 deg. 00' 00" E. 318.28 feet to an iron pin found and passing over an iron pin found 20.00 feet from said road centerline; thence with a Southerly boundary of lands of B. Arkey N. 89 deg. 00' 00" W. 278.04 feet (per deed of record) to an iron pin set and witnessing an iron pin found N. 86 deg. 45' 20" E. 14.22 feet from said iron pin set; thence with the deeded West line of said parcel and lands of R. and L. Meers S. 1 deg. 00' 00" W. 298.28 feet to an iron pin set and witnesses an iron pin found N. 79 deg. 21' 55" E. 16.64 feet from said iron pin set; thence continuing S. 1 deg. 00' 00" W. 20.00 feet to a point on the South line of said Randolph Lot 78 and the centerline of Luli Road; thence with said South line and centerline S. 89 deg. 00' 00" E. 278.04 feet to the true place of beginning. Containing 2.0315 acres of land as surveyed and determined in August 1980 by Douglas E. Bedore, Registered Surveyor 6023.
Said Premises Located at 3351 Luli Road, Mogadore, Ohio 44260.
Said Premises Appraised at $125,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
