Situated in the State of Ohio, County of Portage and City of Kent:
Known as and being a parcel of land in Township Lot 10 and being more fully bounded and described as follows. Beginning at a 3/4 inch pinch top pipe found marking the intersection of the Southerly right of way line of Norwood Street (50' R/W) with the Easterly right of way line of Beech Drive (50' R/W); thence South 35 degrees, 11 minutes and 06 seconds West, along said Easterly right of way of Beech Drive, a distance of 180.93 feet to a 1 inch pipe found marking the Southwesterly corner of a tract of land now or formerly owned by G. & M. Beam as recorded in Volume 896, Page 20 of the Portage County Records and being the True Place of Beginning for the tract of land herein to be described; thence South 54 degrees, 50 minutes and 00 seconds East, along the Southerly line of said G. & M. Beam Tract, a distance of 175.00 feet to a 3/4 inch pipe found; thence South 35 degrees, 09 minutes and 44 seconds West a distance of 80.00 feet to a 5/8 inch rebar set at the Northeasterly corner of a tract of land now or formerly owned by J. & J. Ryan as recorded in Volume 1031, Page 451 of the Portage County Records; thence North 54 degrees, 50 minutes and 00 seconds West, along the Northerly line of said J. & J. Ryan Tract, a distance of 175.04 feet to a 5/8 inch rebar set on the Easterly right of way of said Beech Drive; thence North 35 degrees, 11 minutes and 06 seconds East, along said right of way, a distance of 80.00 feet to the True Place of Beginning and containing 0.321 acres of land more or less but subject to all easements, covenants and restrictions of record. The above description is based on a survey in July 1998 by Stephen P. Campbell, P.L.S. No. 7330 of Campbell & Associates, Inc. All rebars set are 30 inches in length with I.D. Cap No. 6270. The basis of bearings for this survey is assumed and used to indicate angles only.
Said Premises Located at 541 Beech St, Kent, OH 44240.
Said Premises Appraised at $138,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
