Situated in the Township of Nelson, County of Portage and State of Ohio:
Being part of Lot 9 in said township and bounded and described as follows:
Beginning at a point in the Westerly line of said Lot 9 at the intersection of the centerline of T.H. 292, Pierce Road, and the centerline of T.H. 289, Brosius Road; thence South 01 degrees 09' 00" East along the Westerly line of Lot 9 and the centerline of said T.H. 289 a distance of 689.94 feet to a point at the Southwesterly corner of land now or formerly owned by Mae Soltis which marks the true place of beginning for the following described parcel of land; thence North 89 degrees 09' 53" East along the Southerly line of said Soltis a distance of 1065.31 feet to a point at a Northwesterly corner of land now or formerly owned by A. and J. Collins; thence South 00 degrees 38' 06" East along a Westerly line of said Collins a distance of 224.16 feet to an iron pipe at the Northeasterly corner of land now or formerly owned by Kenneth Takett; thence South 88 degrees 51' 00" West along the Northerly line of Takett (passing over an iron pipe at 1033.28 feet) a distance of 1063.28 feet to a point in the Westerly line of Lot 9 and centerline of T.H. 289; thence North 01 degrees 09' 00" West along the Westerly line of Lot 9 and centerline of T.H. 289 a distance of 230.00 feet to the true place of beginning, and containing 5.548 acres of land, as surveyed July 17, 1973 by Albert Szuch, Registered Surveyor No. 5398, be the same more or less, but subject to all legal highways.
Said Premises Located at 10510 Brosius Road, Garrettsville, OH 44231.
Said Premises Appraised at $135,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
