In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, July 28, 2003, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Streetsboro to-wit:

And known as being Unit No. J-4, Bldg. J., in the Town Square Condominium, Phase No. VI, whose drawings are recorded in the Condominium Maps, of Portage County Records, and known as being part of Original Township Lot No. 56, Streetsboro, and as further described by the Declaration of Condominium Ownership and By-Laws attached thereto recorded in Volume 1015 Page 878 of Portage County Records, together with an undivided percentage interest in and to all the Common Areas and Facilities appurtenant to said unit as set forth in the Declaration of Condominium Ownership, as the same may be amended from time to time, which percentage shall automatically change in accordance with the Amendments to the Declaration as the same are filed of record pursuant to the provisions of said Amendments and will attach to the Common Areas and Facilities in the percentage set forth in such Amendments to the Declaration, which percentage shall automatically be deemed to be conveyed effective on the recording of each such Amendments to the Declaration as though conveyed hereby, be the same more or less.

Said Premises Appraised at $115,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
