In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, July 28, 2003, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Shalersville to-wit:

Situated in the Township of Shalersville, County of Portage and State of Ohio and known as being part of Township Lot 95, and being more fully described as follows:

Beginning at a point at the intersection of the East line of Lot 95 and the Original centerline of State Route 303, variable width right of way; thence North 85 degrees 18' 51" West, 1464.50 feet along the original centerline of State Route 303, to a point, said point being the Southeast corner of a parcel of land now or formerly owned by Mark E. and Colleen B. Zisele per Deed Volume 1027, Page 263 of the Portage County Records, said point being the True Point of Beginning for the following parcel herein described; thence continuing North 85 degrees 18' 51" West, 73.84 feet, along the original centerline of State Route 303, to an angle point in said centerline; thence North 55 degrees 11' 34" West, 283.49 feet, along the original centerline of State Route 303, to a point in the center of the Cuyahoga River; thence North 45 degrees 25' 45" East 378.11 feet along the center of the Cuyahoga River, to a point; thence South 84 degrees 43' 53" East, 58.85 feet to a point at the Northeast corner of the aforementioned Eisele parcel; thence South 3 degrees 08' 26" West, 137.58 feet along the East line of the Eisele parcel and passing over a 1/2" iron pipe found with "Wanchick" cap at 83.04 feet to a 5/8" rebar set with I.D. cap 7122; thence South 20 degrees 13' 36" East, 88.54 feet to a 5/8" rebar set with I.D. cap 7122; thence South 40 degrees 22' 01" West 58.05 feet to a 1/2" iron pipe found on the East line of the aforementioned Eisele parcel; thence South 3 degrees 08' 26" West, 163.95 feet along Eisele's East line and passing over a 1/2" pipe found with a metal cap at 107.34 feet and a 5/8" rebar found at 134.94 feet, to the true point of beginning and containing 1.921 acres of land, be the same, more or less, but subject to all legal highways.

Said Premises Appraised at $95,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
