Mark W. Schmidt, et al.
Known as being Village Lot No. 56 in O. S. Buzzell's Addition, now Helen A. King's Addition, to the City of Ravenna, as now platted and recorded in said City of Ravenna, Plat Book No. 2, Page 9, Portage County Records. Said lot being 66 feet frontage and extending back 160 feet, being the same premises deeded to J. M. Parham by W. H. Sturdevant and Belle F. Sturdevant on Nov. 8, 1917.
Excepting, however, from the operation of this conveyance, a strip of land across the Easterly end of the above described lot of even width of 40 feet, and constituting a parcel fronting 40 feet on West Riddle Ave., and running Southerly for a distance of 66 feet, and being the same parcel convyed away by deed recorded in Vol. 296, Page 480, of Portage Co. Deed Records.
Said Premises Located at 403 King Street, Ravenna, OH 44266.
Said Premises Appraised at $75,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
