In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, July 21, 2003, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Suffield to-wit:

Situated in the Township of Suffield, County of Portage and State of Ohio and known as being part of Lot 28, and further described as follows:

Beginning at an iron pipe set at the intersection of the North line of County Highway No. 87 (known as Waterloo Road) and the East line of Township Highway No. 405 (known as Rhoades Ave.); thence North 80 degrees 30' East along the North line of County Highway No. 87, 233.06 feet to an iron pipe being the true place of beginning for the following description; thence North 1 degrees 15' West along the East line of the B. P. Webb, et al, property 582.50 feet to an iron pipe; thence North 87 degrees 25' East, 130.67 feet to an iron pipe; thence South 0 degrees 39' East, 567.37 feet to an iron pipe set in the North line of County Highway No. 87; thence South 80 degrees 30' West, along the North line of County Highway No. 87, 126.00 feet to an iron pipe, being the true place of beginning and containing 1.69 acres of land.

EXCEPTING THEREFORM and known as being a part of D.L. 28, more fully described as follows:

Beginning at an iron pipe at the intersection of the North line of Waterloo Rd., C.H. 87 and the East line of Rhodes Avenue, T.H. 405; thence North 80 degrees 30' East, along the North line of Waterloo Road, 233.06 feet to an iron pipe and the true place of beginning; thence North 1 degree 15' West, a distance of 345.00 feet to an iron pipe; thence North 80 degrees 30' East, a distance of 129.83 feet to an iron pipe; thence South 0 degrees 39' East, a distance of 345.57 feet to an iron pipe; thence South 80 degrees 30' West, a distance of 126.00 feet to the place of beginning and contains 1.003 acres of land.

Said Premises Located at 1150 Eaver Street, Suffield, OH 44260.

Said Premises Appraised at $125,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
