Situated in the Township of Atwater, County of Portage and State of Ohio:
And known as being part of Lot 20 in Atwater Township and further described as follows:
Beginning at a point in the South line of Lot 20 in the centerline of U.S. Route 224 and being N. 89 deg. 33' 10" E. 175.00 feet from the Southwest corner of Lot 20; thence N. 0 deg. 45' W. 200.00 feet to an iron pipe and passing over an iron pipe 30.00 feet from the road center; thence N. 86 deg. 15' E. 100.00 feet to an iron pipe; thence N. 0 deg. 45' W. 109.23 feet to an iron pipe in the grantor's North line; thence N. 89 deg. 33' 10" E. 422.74 feet to the grantor's Northeast corner; thence S. 1 deg. 49' 25" W. 315.24 feet along the grantor's East line to a point in the centerline of U.S. Route 224 and South line of Lot 20 and passing over an iron pipe 30.02 feet from the road center; thence S. 89 deg. 33' 10" W. 508.45 feet along said centerline and lot line to the beginning. Containing 3.471 acres of land as surveyed in November, 1988 by Edward J. Collior, Registered Surveyor No. 7141.
Said Premises Located at 7611 Waterloo Road, Atwater, OH 44201.
Said Premises Appraised at $70,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
