In pursuance of an Order of Sale in the above entitled action, the sale will be conducted on the official public sheriff sale website, which is operated by Real Auction, http://Portage.Sheriffsaleauction.Ohio.gov. The process & procedures under which these sales will be completed are detailed at the Real Auction Website. The sale is scheduled for Monday, March 9, 2026, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, March 23, 2026 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.

Being a part of Lot 47, and part of Subdivision 3 in Windham Village and bounded and described as follows:
Beginning on the South line of East Center Street (60 feet wide) at the North East corner of land now or formerly of E. M. Justham, said place of beginning being 263.75 feet S. 89 deg. 24' E. from a cross cut in sidewalk, at the intersection of the South line of E. Center Street with the East line of South Main Street; thence S. 89 deg. 24' E. along street line 121.45 feet to land now or formerly of B. Mullett; thence S. 0 deg. 02' E. along Mullett's West line 209.00 feet land of Betty E. Flegal; thence N. 89 deg. 24' W. on Flegal's North line 121.45 feet to a point 50 feet S. 89 deg. 24' E. from an iron pipe at the Southeast corner of land now or formerly of E. M. Justham; thence N. 0 deg. 02' W. 209.00 feet to the place of beginning and containing 0.582 of an acre of land and being a part of 1.50 acres as deeded to Jessie A. Newell by Sarah Harper, October 9, 1918 and recorded in Vol. 245, Page 164 in the Portage County Records of Deeds, be the same more or less, but subject to all legal highways.
Being the same premises conveyed unto Kathlyn C. Whittington, married, by virtue of deed from Owen Stiles, windowed and not remarried dated May 23, 2014, recorded May 23, 2014 in Instrument No. 201407415, Portage County, OH.

Said Premises Appraised at $175,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: CASHIER CHECKS ONLY
If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)
Deposit required by Third Party Purchasers are as follows:
If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).
Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).
Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)
The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)
The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.
The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
