Defendant, English Realty Inc, whose last known addresses are 3862 Mennonite Rd., Mantua, OH 44255 and PO Box 311, Mantua, OH 44255, will take notice that on September 9, 2025, FIG20 LLC FBO Sec PTY, filed its Complaint in Case Number 2025CV00771, Portage County, Ohio, alleging that the defendant, English Realty Inc, has or claims to have an interest in the real estate described below:

Situated in the Village of Mantua, County of Portage and State of Ohio and known as being part of Mantua Township Lot 40 and further described as follows: Starting at an iron pipe at the intersection of the south line of Regan Street with the west line of Line Street; thence S °1 04' W. 234.12 feet along the west line of Line Street to the northerly line of English Realty, Inc., thence S. 81° 15' W. 681.24 feet along said northerly line to an iron pipe set at a point of curve and being the true place of beginning. Thence S. 8° 45' E 100.00 feet to an iron pipe set in the northerly line of A. & H. Glassner; thence southeasterly 16.37 feet along the arc of a curve to the left, said curve having a central angle of 12° 30' 10", radius of 75.00 feet and a chord bearing S. 23° 05' 05" E. a distance of 16.33 feet to an iron spike; thence S. 73° 34' 25" W. 184.64 feet to the east line of Main Street and passing over an iron pipe 3.72 feet from said east line; thence N. 4° 43' E. 16.04 feet along the west line of Main Street to the beginning. Atwater's 1st Addition as recorded in Volume 1, Page 136 in the Portage County Records; thence 73° 10' E. 24.84 feet along the grantor's north line to a point; thence S. 4° 20' 20" W. 14.18 feet to an iron pipe; thence S. 73° 34' 25" W. 24.78 feet to an iron pipe; thence N. 4° 20' 20" E. 14.00 feet to the beginning. Containing 0.007 of an acre of land, be the same more or less but subject to all legal highways, as surveyed in September, 1989 by Edward J. Collier, registered Surveyor No. 7141.

The Plaintiff further alleges that by reason of default in the payment of the promissory note, according to its tenor, the conditions of a concurrent mortgage deed given to secure the payment of said note and conveying the premises described, have been broken and the same has become absolute.

The Plaintiff demands that the Defendant(s) named above be required to answer and set up its interest in said real estate or be forever barred from asserting the same, for foreclosure of said mortgage, the marshaling of any liens, and the sale of said real estate, and the proceeds of said sale applied to the payment of Plaintiff's claim in the proper order of its priority and for such other and further relief as is just and equitable.

Said above named Defendant(s) will further take notice that it is required to answer the Complaint on or before December 22, 2025.
