Defendant(s), Louise M Pirl Holland And John Doe, Real Name Unknown, the Unknown Spouse, if any, of Louise M Pirl Holland , whose last known address is 6192 Cox St., Ravenna, OH 44266, will take notice that on September 29, 2025, FIG20 LLC FBO Sec PTY, filed its Complaint in Case Number 2025CV00824, Portage County, Ohio, alleging that the defendant(s), Louise M Pirl Holland And John Doe, Real Name Unknown, the Unknown Spouse, if any, of Louise M Pirl Holland, have or claim to have an interest in the real estate described below:
Situated in the Township of Ravenna, County of Portage and State of Ohio and known as being part of Lot 57 in the South Division of Ravenna Township and further described as follows: Beginning at an iron pipe at the southeast corner of Lot 57; thence N. 87° 03' 24" W. 487.71 feet along the south line of Lot 57 to an iron pipe in the northerly line of the old abandoned P.& W. Railroad right-of-way presently owned by J. Loew (Vol. 1155 Pg. 247); thence N. 70° 09' 11" W. 451. 83 feet along the north line of Loew and said right of way to a point of curve; thence northwesterly 260.76 feet along said Loew property and along the arc of a curve to the left, said curve having a central angle of 26° 20' 25", a radius of 567.20 feet and a chord bearing N. 83° 19' 23" W. for a distance of 258.47 feet to the point of tangency; thence S. 83° 30' 24" W. 156.43 feet continuing along the north line of Loew and abandoned railroad right of way to the southeast corner of land owned by the Board of Trustees of Kent State University (Vol. 787, Pg. 465); thence N. 3° 36' '51" E. 1110.40 feet along the east line of K.S.U. and along the east line of Meadowview Square land (formerly owned by E. Deangelis, Vol. 821, Pg. 266) to an iron rod in the south line of land now or formerly owned by the Koerber Family Trust (Vol. 1136, Pg. 422) and passing over iron pipes set at 20.00 feet and 754.73 feet; thence the following 4 courses and distances along the south and east property lines of said Koerber land; S. 85° 44' 50" E. 152.17 feet to an iron pipe, N. 4° 16' 24" E. 229.26 feet to an iron pipe, S. 85° 44' 50" E. 190.00 feet to an iron pipe and N. 4° 16' 24" E. 1341.15 feet to the centerline of State Route 59 and passing over an iron pipe 40.00 feet from the road center; thence N. 82° 49' E. 388.95 feet along the centerline of State Route 59 to the northwest corner of land owned by the Portage Metropolitan Housing Authority; thence S. 3° 44' 57" W. 769.50 feet to an iron rod at the southwest corner of the P.M.H.A. parcel and passing over an iron Rod 45.83 feet from the road center; thence S. 89° 42' 25" E. 588.29 feet to the southeast corner of the P.M.H.A. parcel in the east line of Lot 57; thence S. 3° 27' 23" W. 2121.30 feet along the east line of Lot 57 to the beginning and passing over an iron pipe at 1337.45 feet, being in the north line of the Baltimore and Ohio Railroad right of way. Containing a total of 62.741 acres of land but excepting 3.065 acres of land owned by the B & O Railroad for a new area of 59.676 acres, be the same more or less, but subject to all legal highways, as surveyed in October, 1996 by Edward J. Continuing South 81 degrees 32 minutes 28 second West a distance of 200.00 feet to an iron pin set, said point being 45.00 feet right of Sta. 153+00.00 on the centerline of right-of-way of S.R. 59;4. Thence South 08 degrees 27 minutes 32 seconds East a distance of 15.00 feet to an iron pin set, said point being 60.00 feet right of Sta. 153+00.00 on the centerline of right-of-way of S.R. 59;5. Thence South 81 degrees 32 minutes 28 seconds West distance of 75.00 feet to an iron pin set, said point being 60.00 feet right of Sta. 152.+25.00 on the centerline of right-of-way of S.R. 59;6. Thence North 08 degrees 27 minutes 32 seconds West a distance of 10.00 feet to an iron pin set, said point being 50.00 feet right of Sta. 152+25.00 on the centerline of right-of-way of S.R. 59; 7. Thence South 81 degrees 32 minutes 28 seconds West a distance of 71.74 feet to the easterly property line of a parcel of land now or formerly owned by Koerber Family Revocable Living Trust, Larry Koerber, Trustee, or his Successor Trustee to an iron pin set, said point being 50.00 feet right of Sta. 151+53.26 on the centerline of right-of-way of S.R. 59;8. The above described parcel contains 0.435 acres of land, more or less, which includes 0.367 acres in the present road occupies, resulting in a net take of 0.068 acres of land more or less, of which all is contained within Portage County Auditor's Permanent Parcel Number 29-357-00-00-012. This description was prepared and reviewed by Tim W. Ward, P.S. #8045, of the State of Ohio, Department of Transportation. It is based on a field survey performed by W.E. Quicksall and Associates, Inc., in 2003 under the direction and supervision of J. Carice Jameson, P.S. #8166.Bearings in this description are based on the Ohio coordinate System, NAD83 (95), North Zone. Grantor claims title by Vol. 303, Pg. 815 of the deed records of Portage County. The stations referred to herein are from the centerline of right-of-way of S.R. 59 as found on the ODOT Right-of-Way Plan POR-59-4.04.Iron pins set in the above description are 5/8" diameter 30 inch long rebar with a plastic cap stamped "ODOT R/W".EXCEPTING THEREFROM THE FOLLOWING: Outsale - Survivorship Deed from Teddy L. Holland and Louise M. Pirl Holland (Husband and Wife) and Patrick J. Holland and Kimberly Kay Holland (Husband and Wife) to Patrick J. Holland and Kimberly Kay Holland (Husband and Wife), for their joint lives, remainder to the survivor of them, dated February 3, 2016, filed February 5, 2016 and recorded in Instrument Number 201601672 of Portage County Records: Property Description - 5.1000 Acre Tract Situated in the Township of Ravenna, County of Portage, and the State of Ohio and being part of Lot #57 in the south division of lots in said Township and being part of the 59.241 acre tract of land transferred to Louise M. Pirl Holland et al, as recorded in File #201506557, and further described as follows to wit: Beginning at a PK nail set at the intersection of the centerline of Kent-Ravenna Road - (S.R. 59 - r/w varies) and the east line of Lot #57 south division, thence South 81° 32' 28" West, along the centerline of the aforesaid Kent-Ravenna Road, a distance of 787.60 feet to a point, thence South 02° 58' 55" West, along the east line of a tract of land now or formerly owned by O.D.O.T. 43-WD (File #200722383), a distance of 46.16 feet to the south right of way line and a capped rebar set, which is the True Place of Beginning for the property herein described:
1. Thence South 02° 58' 55" West through the land of the grantor, a distance of 1192.58 feet to a capped rebar set; 2. Thence North 87° 02' 19" West through the land of the grantor, a distance of 190.60 feet to a capped rebar set; 3. Thence North 02° 58' 55" East, along the east line of tracts of land now or formerly owned by L.C. Loerber (Tr. - D.V. 1136, Page 422), a distance of 1148.99 feet to a capped rebar set; The next 5 calls are along the south right of way line of the aforesaid Kent-Ravenna Road and the south line of the aforesaid O.D.O.T. 43-WD tract; 4. Thence North 81° 32' 28" East, a distance of 71.74 feet to a capped rebar set; 5. Thence South 08° 27' 32" East, a distance of 10.01 feet to a capped rebar set;6. Thence North 81° 32' 28" East, a distance of 75.00 feet to a capped rebar set;7. Thence North 08° 27' 32" West, a distance of 15.00 feet to a capped rebar set;8. Thence North 81° 32' 28" East, a distance of 48.74 feet to the True Place of Beginning of the herein described parcel. Containing 5.1000 acres of land, based on a field survey by Beth A. Pearson, P.S. #8430 in January of 2016.The basis of bearing is Grid North Ohio State Plane Coordinate System, North Zone, NAD83.Subject to all legal highways and any easements or restrictions of record. Capped rebars set are 5/8" X 30" with "Pearson PS-8430".

The Plaintiff further alleges that by reason of default in the payment of the promissory note, according to its tenor, the conditions of a concurrent mortgage deed given to secure the payment of said note and conveying the premises described, have been broken and the same has become absolute.
The Plaintiff demands that the Defendant(s) named above be required to answer and set up their interest in said real estate or be forever barred from asserting the same, for foreclosure of said mortgage, the marshaling of any liens, and the sale of said real estate, and the proceeds of said sale applied to the payment of Plaintiff's claim in the proper order of its priority and for such other and further relief as is just and equitable.
Said above named Defendant(s) will further take notice that they are required to answer the Complaint on or before December 15, 2025.
