Whereas, Judgment of Foreclosure has been rendered against a certain parcel of real property for taxes, assessments, charges, penalties, interest, and costs as follows:
Permanent Parcel No.: 12-035-10-00-287-000 Also known as: LEONARD LOT 296 N-F 20
SITUATED IN THE BRADYLAKE VILLAGE IN THE TOWNSHIP OF FRANKLIN, COUNTY OF PORTAGE, AND STATE OF OHIO AND BEING KNOWN AS PART OF ORIGINAL TOWNSHIP LOT NO 35, AND MORE PARTICULARLY KNOWN AS THE NORTH ONE- HALF OF LOT TWO HUNDRED AND NINETY-SIX IN THE LEONARD SUBDIVISION A LAKE BRADY ALLOTMENT AS THE SAME IS PLATTED AND NUMBERED AND RECORDED IN PLATBOOK NO 5. PAGE 39 & 40 IN THE RECORDER'S OFFICE OF PORTAGE COUNTY.
THE OWNERS OF SAID REAL ESTATE ARE TO HAVE ALL THE RIGHTS AND PRIVILEGES GRANTED TO SAID LILLIE M. WIGHT AND IS SUBJECT TO ALL EASEMENTS AND RESTRICTIONS OF RECORD, PARTICULARLY AS FOUND IN THE DEED DATED AUGUST 1, 1927 FROM THE LAKE BRADY COMPANY TO LILLIE M. WIGHT WHICH DEED IS RECORDED IN VOL. 292, PAGE 37 OF THE DEED RECORDS OF PORTAGE COUNTY TO WHICH REFERENCE IS HEREBY MADE. PRIOR INSTRUMENT OF RECORD IN VOLUME 576 PAGE 451 COUNTY DEED RECORDS ALSO KNOWN AS TAX ACCT. NO. 128015868.
Name and address of last known owner: Mildred H. Wight, 976 E. Third St. Salem, OH 44460
Amount of Judgment (1) for Taxes: $1,394.49; (2) for Court Costs and Fees: $2,066.02; “MINIMUM BID": $3460.51.
All of the above property being subject to restrictions, covenants, limitations, conditions, easements, and rights of way of record, running with the land.
Whereas, such Judgment orders such real property to be sold by the undersigned to satisfy the total amount of the Judgments;
Now, therefore, public notice is hereby given that I, Bruce D. Zuchowski, Sheriff of Portage County, Ohio, will sell each parcel, at public auction, for cash, to the highest bidder of an amount that equals at least $3460.51.for the property, at the Portage County Justice Center, 8240 Infirmary Road, Ravenna, Ohio 44266 on 10th day of November, 2025 at 11:00 am. If any parcel does not receive a sufficient bid, - it shall be offered for sale, under the same terms and conditions and at the same place on the 24th day of November 2025, for an amount that equals at least $3460.51.for the property.
PUBLIC NOTICE IS HEREBY GIVEN THAT ALL SUCH REAL PROPERTY TO BE SOLD AT PUBLIC AUCTION MAY BE SUBJECT TO A FEDERAL TAX LIEN THAT MAY NOT BE EXTINGUISHED BY THE SALE.
TERMS OF SALE: CASH
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
