In pursuance of an Order of Sale in the above entitled action, the sale will be conducted on the official public sheriff sale website, which is operated by Real Auction, http://Portage.Sheriffsaleauction.Ohio.gov. The process & procedures under which these sales will be completed are detailed at the Real Auction Website. The sale is scheduled for Monday, October 6, 2025, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, October 20, 2025 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.
The following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:
Situated in the Township of Ravenna, County of Portage and State of Ohio and known as being part of Original Ravenna Township Lot No. 49 of the South Division of lots and is further described as follows:
Beginning at an iron bar found in the Easterly line of Prospect Street 60' wide, at its intersection with the Southerly line of Central Avenue, 58' wide; thence along the Easterly line of Prospect Street South 03 degrees 07 minutes 00 seconds West, a distance of 325.67 feet but to an iron pipe found at the Northwest corner of lands now or formerly owned by Frederick G. and Julia Walz (922/771) and the true beginning for this parcel of land; thence along the Northerly line of said lands now or formerly owned by Frederick G. and Julia Waltz, South 87 degrees 17 minutes 07 seconds East, a distance of 211.79 feet but to a steel corner fence post found set in concrete at the Northeast corner of lands now or formerly owned by the said Frederick G. and Julia Walz; thence along the Easterly line of said now or formerly owned by Frederick G. and Julia Walz, South 03 degrees 07 minutes 00 seconds West, a distance of 60.00 feet but to an iron pipe at Waltz's Southeast corner and passing over an iron rod found at a distance of 5.00 feet; thence along the Southerly line of said lands now or formerly owned by Frederick G. and Julia Waltz, North 87 degrees 17 minutes 07 seconds West, a distance of 211.79 feet but to a drill hole made in concrete in the aforementioned Easterly line of Prospect Street at the Walz's Southwest corner; thence along the Easterly line of Prospect Street, North 03 degrees 07 minutes 00 seconds East, a distance of 60.00 feet but to the true place of beginning and containing a total of 0.2917 acres of land, be the same more or less but subject to all legal highways as surveyed and described in July 2005 by Don Trocchio, Registered Surveyor No. 6445; note bearings are to an assumed meridian.

Said Premises Located at 340 N. Prospect St., Ravenna, OH 44266.
Said Premises Appraised at $195,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: CASHIER CHECKS ONLY
If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)
Deposit required by Third Party Purchasers are as follows:
If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).
Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).
Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)
The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)
The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.
The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
