In pursuance of an Order of Sale in the above entitled action, the sale will be conducted on the official public sheriff sale website, which is operated by Real Auction, http://Portage.Sheriffsaleauction.Ohio.gov. The process & procedures under which these sales will be completed are detailed at the Real Auction Website. The sale is scheduled for Monday, June 30, 2025, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, July 7, 2025 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.

The following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Rootstown to-wit:

Being part of Lot 9 in said township and bounded and described as follows:

Beginning at a monument box found at the intersection of the centerline of T.H. 110, Hattrick Road and T.H. 113 Greenwood Road; thence S. 0 deg. 56' 00" W., along the centerline of T.H. 110, a distance of 130.41 feet to a point at the Southeasterly corner of land now or formerly owned by R. E. or H. J. Carney (Vol. 1018, Pg. 387) which marks the true place of beginning for the following parcel of land; thence continuing S. 09 deg. 56' 00" W., along the centerline of T.H. 110, a distance of 67.59 feet to a point; thence S. 15 deg. 30' 00" W., continuing along the centerline of T.H. 110, a distance of 58.34 feet to a point at the Northeasterly corner of land now or formerly owned by E. L. or S. Riemenschneider (Vol. 1056, Pg. 253); thence N. 79 deg. 30' 00" W., along the Northerly line of said Riemenschneider (passing over a 1" iron pipe found at 27.90 feet), a distance of 228.76 feet to a 1/2" iron rod set in an Easterly line of land now or formerly owned by D. E. or V. A. Spriggel (Vol. 1167, Pg. 642); thence N. 17 deg. 07' 36" E. along Spriggel's said Easterly line, a distance of 86.60 feet to a 1" iron pipe found; thence S. 88 deg. 06' 24" E., a distance of 8.00 feet to a 1" iron pipe found at the Southwesterly corner of the aforementioned Carney; thence S. 89 deg. 38' 11" E. along the Southerly line of Carney (passing over a 1/2" iron rod set at 193.69 feet) a distance of 218.69 feet to the true place of beginning, containing 0.550 acres of land, more or less as surveyed January 13, 1995 by Rob. A. Szuch, Registered Professional Surveyor No. 7288.

Said Premises Appraised at $175,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: CASHIER CHECKS ONLY

If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)

Deposit required by Third Party Purchasers are as follows:

If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).

Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).

Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)

The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)

The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.

The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
