In pursuance of an Order of Sale in the above entitled action, the sale will be conducted on the official public sheriff sale website, which is operated by Real Auction, http://Portage.Sheriffsaleauction.Ohio.gov. The process & procedures under which these sales will be completed are detailed at the Real Auction Website. The sale is scheduled for Monday, May 5, 2025, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, May 19, 2025 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.

The following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Deerfield to-wit:

 

Situated in the Township of Deerfield, County of Portage and State of Ohio:

Located in Lot 14 and being further described as follows:

Beginning at an iron rod found at the intersection of the centerline of T.H. 58 (Wagner Road) and the centerline of the T.H. 62 (Sebring Road) said iron rod is also on the South line of Lot 14 and South 89 deg. 39' East, a distance of 11.40 feet from an iron rod at the Southwest corner of Lot 14.

1. Thence North 5 deg. 19' East, a distance of 162.40 feet along the centerline of T.H. 62 to a bridge spike at a P.I. of a 2 deg. curve to the left;

2. Thence North 0 deg. 01' West, a distance of 397.90 feet along the centerline of T.H. 62 to a bridge spike which is the true place of beginning;

3. Thence continuing North 0 deg. 01' West, a distance of 120.80 feet along said centerline of a bridge spike;

4. Thence South 81 deg. 17', a distance of 220.95 to an iron pipe;

5. Thence South 8 deg. 16' 30" West, a distance of 120.35 feet to an iron pipe;

6. Thence North 81 deg. 00' West, a distance of 203.55 feet to the true place of beginning and containing 0.584 acres of land as surveyed by Terrence R. Hohnhorst, Registered Surveyor No. 5065 in May, 1996.

The sheriff's office nor any affiliate have access to the inside of said property.

Said Premises Located at 348 Johnson Sebring Road, Deerfield, OH 44411.

Said Premises Appraised at $140,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: CASHIER CHECKS ONLY

If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)

Deposit required by Third Party Purchasers are as follows:

If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).

Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).

Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)

The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)

The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.

The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
