In pursuance of an Order of Sale in the above entitled action, the sale will be conducted on the official public sheriff sale website, which is operated by Real Auction, http://Portage.Sheriffsaleauction.Ohio.gov. The process & procedures under which these sales will be completed are detailed at the Real Auction Website. The sale is scheduled for Monday, February 24, 2025, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, March 10, 2025 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.

The following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Randolph to-wit:

 

Situated in the Township of Randolph, County of Portage and State of Ohio and known as being part of Lots No. 95 and 96 in said township, bounded by beginning at a point in the intersection of the Randolph Rootstown Road (S.R. 44) and the Township Line Road between Randolph and Rootstown Township (now Wilkes Road); said point also being in the North line of Lot 95 in Randolph Township and the South line of Lot 24 in Rootstown Township; thence S. 36 degrees 00 minutes W., along the centerline of the Randolph Rootstown Road, a distance of 742.46 feet to a point, the true place of beginning; thence continuing S. 36 degrees 00 minutes W. along said centerline a distance of 296.84 feet to a point; thence S. 5 degrees 35 minutes W., a distance of 247.88 feet to a point in the centerline of the aforementioned Randolph Rootstown Road; thence N. 84 degrees 35 minutes W. along the North line of lands of J. M. and Louise Moss and the South property line of Oscar Knapp and passing over an iron pipe set 30 feet distant from said centerline, a distance of 767.42 feet to an iron pipe; thence N. 1 degree 38 minutes E., a distance of 503.00 feet to an iron pipe; thence S. 84 degrees 42 minutes E. and passing over an iron pipe set 44.80 feet from the centerline of the Randolph Rootstown Road, a distance of 944.80 feet to the true place of beginning and containing 9.436 acres of land of which 0.444 acres are in Lot 95 and 8.992 acres are in Lot 96, be the same more or less, but subject to all legal highways.

Said Premises Appraised at $20,885.31 SET BID and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: CASHIER CHECKS ONLY

If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)

Deposit required by Third Party Purchasers are as follows:

If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).

Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).

Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)

The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)

The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.

The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
