Lynne Felmly, as Heir and Beneficiary to the Estate of Douglas A. Bryant, et al.

In pursuance of an Order of Sale in the above entitled action, the sale will be conducted on the official public sheriff sale website, which is operated by Real Auction, http://Portage.Sheriffsaleauction.Ohio.gov. The process & procedures under which these sales will be completed are detailed at the Real Auction Website. The sale is scheduled for Monday, February 10, 2025, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, February 24, 2025 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.

The following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

 

Situated in the City of Ravenna, County of Portage and State of Ohio and being part of Original Lot #66 South Division in the Township of Ravenna and being all of the tract of land transferred to Cole C. Calhoun, as recorded in File #201817475, and further described as follows:

Beginning at a 5/8" iron bar found at the intersection of the South right of way line of Bacon Lane (20' r/w) and the West right of way line of Prospect Street (60' r/w); thence South 01 deg. 30' 38" West along the West right of way line of Prospect Street, a distance of 40.01 feet to a capped rebar set, which is the true place of beginning for the property herein described;

1. Thence South 01 deg. 30' 38" West along the West right of way line of Prospect Street, a distance of 60.50 feet to a 1/2" iron pipe found;

2. Thence North 87 deg. 44' 46" West, along the North line of a tract of land now or formerly owned by J. T. Dafnis (D.V. 1119, Page 129), a distance of 184.79 feet to a capped rebar set;

3. Thence North 02 deg. 07' 53" East, along the East right of way line of Hickory Way (30' r/w), a distance of 60.50 feet to a capped rebar set;

4. Thence South 87 deg. 44' 46" East along the South line of a tract of land now or formerly owned by R. A. Fowler (File #200335237), a distance of 184.13 feet to the true place of beginning of the herein described parcel.

Containing 0.2562 acres of land, based on a filed survey by Beth A. Pearson, P.S. #8430 in May of 2019.

The basis of bearing is Grid North, Ohio State Coordinate System, North Zone, NAD83, capped rebars set are 5/8" x 30" with "Pearson PS-8430.

The sheriff's office nor any affiliate have access to the inside of said property.

Said Premises Located at 474 South Prospect Street, Ravenna, OH 44266.

Said Premises Appraised at $95,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: CASHIER CHECKS ONLY

If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)

Deposit required by Third Party Purchasers are as follows:

If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).

Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).

Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)

The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)

The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.

The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
