The Unknown Heirs, Devisees, Legatees, Executors, Administrators, Spouses and Assigns and the Unknown Guardians of Minor and/or Incompetent Heirs of Richard L. Bever, et al.

In pursuance of an Order of Sale in the above entitled action, the sale will be conducted on the official public sheriff sale website, which is operated by Real Auction, http://Portage.Sheriffsaleauction.Ohio.gov. The process & procedures under which these sales will be completed are detailed at the Real Auction Website. The sale is scheduled for Monday, February 10, 2025, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, February 24, 2025 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.

The following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Suffield to-wit:

Situated in the Township of Suffield, County of Portage and State of Ohio:

Known as being a part of Lot No. 14 in said township and being fully described as follows:

Beginning at a bolt in the centerline intersection of Trares Road (C.H. No. 25) and the Congress Lake-Brimfield Road, (C.H. No. 17); thence S. 1 deg. 34' E. along the centerline of said Congress Lake-Brimfield Road, a distance of 1068.00 feet to a bolt and the true place of beginning of the parcel herein described; thence N. 87 deg. 57' 30" E., passing over an iron pipe set 20.00 feet from the center of the road, a distance of 579.54 feet to an iron pipe; thence S. 1 deg. 33' E., a distance of 200.00 feet to an iron pipe; thence S. 87 deg. 57' 30" W., a distance of 579.48 feet to a bolt in the center of the road and passing over an iron pipe set 20.00 feet Easterly from said bolt; thence N. 1 deg. 34' W. along the center of the road, a distance of 200.00 feet to the place of beginning and containing 2.66 acres of land more or less but subject to all legal highways.

Subject to: Easements, restrictions, reservations and agreements of record, zoning ordinances and current taxes and special assessments.

Said Premises Located at 1842 Congress Lake Road, Mogadore, OH 44260.

Said Premises Appraised at $110,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: CASHIER CHECKS ONLY

If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)

Deposit required by Third Party Purchasers are as follows:

If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).

Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).

Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)

The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)

The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.

The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
