In pursuance of an Order of Sale in the above entitled action, the sale will be conducted on the official public sheriff sale website, which is operated by Real Auction, http://Portage.Sheriffsaleauction.Ohio.gov. The process & procedures under which these sales will be completed are detailed at the Real Auction Website. The sale is scheduled for Monday, December 2, 2024, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, December 16, 2024 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.

Beginning at an iron pipe found at the Northwesterly corner of said Lot 59 in the centerline of T.H. 239, Horn Road; thence South 89 deg. 11' 33" East along the Northerly line of Lot 59 (crossing the corporation line at 30.00 feet) a distance of 1571.87 feet to an iron pipe found at the Northwesterly corner of land now or formerly owned by O. & N. D. Nicholas; thence South 01 deg. 20' 46" West along the Westerly line of said Nicholas, a distance of 285.16 feet to a point in the Northerly line of the Ohio Turnpike Commission; thence North 89 deg. 13' 41" West along the Northerly line of said Ohio Turnpike Commission (crossing the corporation line at 1532.70 feet) a distance of 1562.70 feet to a point in the Westerly line of Lot 59 and the centerline of T.H. 239; thence North 00 deg. 29' 15" West along the Westerly line of Lot 59 and centerline of T.H. 239, a distance of 286.31 feet to the place of beginning, containing 10.279 acres of land, more or less, of which 10.082 acres, more or less, are in Windham Township and 0.197 acres, more or less, are in Windham Village, as surveyed February 2, 1982 by Albert Szuch, Registered Surveyor No. 5398

TERMS OF SALE: CASHIER CHECKS ONLY
If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)
Deposit required by Third Party Purchasers are as follows:
If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).
Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).
Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)
The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)
The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.
The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
