Whereas, Judgment of Foreclosure has been rendered against certain parcels of real property for taxes, assessments, charges, penalties, interest, and costs as follows:

Permanent Parcel Nos.: 31-366-24-00-027-000, 31-366-24-00-028-000, 31-366-24-00-029-000, 31-366-24-00-030-000, 31-366-24-00-031-000, 31-366-24-00-032-000, 31-366-24-00-033-000, 31-366-24-00-033-001, located on Chestnut Street, Ravenna, Ohio 44266;

Permanent Parcel Nos. 31-366-24-00-034-000 and 31-366-24-00-039-000 located on 645 Chestnut Street, Ravenna, Ohio 44266;

Permanent Parcel Nos. 31-366-24-00-036-000, 31-366-24-00-037-000, and 31-366-24-00-038-000, located on Prospect Street, Ravenna, Ohio 44266.

Name of last known owner: C.F. Capital Investment Ltd., An Ohio Partnership. Amount of Judgment (1) for Taxes: $149,490.30; (2) for Court Costs: 11,402.07; “MINIMUM BID”: $160,892.37.

All of the above property being subject to restrictions, covenants, limitations, conditions, easements, and rights of way of record, running with the land.

Whereas, such Judgment orders such real property to be sold together by the undersigned to satisfy the total amount of the Judgment;

Now, therefore, public notice is hereby given that I, Bruce D. Zuchowski, Sheriff of Portage County, Ohio, will the parcels, at public auction, for cash, to the highest bidder of an amount that equals at least $160,892.37 for the property identified as permanent parcel nos. 31-366-24-00-027-000, 31-366-24-00-028-000, 31-366-24-00-029-000, 31-366-24-00-030-000, 31-366-24-00-031-000, 31-366-24-00-032-000, 31-366-24-00-033-000, 31-366-24-00-033-001; 31-366-24-00-034-000, 31-366-24-00-036-000, 31-366-24-00-037-000, 31-366-24-00-038-000, and 31-366-24-00-039-000 at the Portage County Justice Center, 8240 Infirmary Road, Ravenna, Ohio 44266 on 4TH day of NOVEMBER, 2024 at 11:00 am. If any parcel does not receive a sufficient bid, it shall be offered for sale, under the same terms and conditions as the first sale and at the same time of day and at the same place, on the 18TH day of NOVEMBER, 2024, for an amount that equals at least $160,892.37.

PUBLIC NOTICE IS HEREBY GIVEN THAT ALL SUCH REAL PROPERTY TO BE SOLD AT PUBLIC AUCTION MAY BE SUBJECT TO A FEDERAL TAX LIEN THAT MAY NOT BE EXTINGUISHED BY THE SALE.

TERMS OF SALE: CASH

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The entire balance of the purchase price shall be paid within thirty (30) days of the filing of the Confirmation of Sale, to the Portage County Sheriff.
