In pursuance of an Order of Sale in the above entitled action, the sale will be conducted on the official public sheriff sale website, which is operated by Real Auction, http://Portage.Sheriffsaleauction.Ohio.gov. The process & procedures under which these sales will be completed are detailed at the Real Auction Website. The sale is scheduled for Monday, September 23, 2024, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, September 30, 2024 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.

The following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Hiram to-wit:

 

Situated in the Township of Hiram, Township Lot 1, County of Portage and State of Ohio:

Beginning at a point on the centerline of Winchell Road (C.H. 264) said point being due East, a distance of 1893.82 feet from a spike found at the intersection of said centerline of Winchell Road and the West line of said Lot 1; thence due East along said road centerline, a distance of 200.00 feet to a spike; thence South 0 degrees 11 minutes 39 seconds East, and passing over an iron pin at 30.00 feet, a distance of 357.00 feet to an iron pin; thence due West a distance of 200.00 feet to an iron pin; thence North 0 degrees 11 minutes 39 seconds West, and passing over an iron pin at 327.00 feet, a distance of 357.00 feet to a point and the true place of beginning, containing therein 1.639 acres of land, as surveyed by Jerry W. Daniel, Reg. Surv. No. 6222, November, 1978.

Said Premises Appraised at $180,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: CASHIER CHECKS ONLY

If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)

Deposit required by Third Party Purchasers are as follows:

If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).

Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).

Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)

The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)

The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.

The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
