NOTICE OF SALE UNDER JUDGMENT OF FORECLOSURE OF LIENS FOR DELINQUENT TAXES

Whereas, Judgment of Foreclosure has been rendered against a certain parcel of real property for taxes, assessments, charges, penalties, interest, and costs as follows:

Permanent Parcel No.: 28-099-00-00-004-001.

Full Street Address: 2516 Ranfield Road, Mogadore, Ohio, 44260, Randolph Township.

Name and address of last known owner: Paul D. McColligan, 2516 Ranfield Road, Mogadore, Ohio, 44260.

Amount of Judgment: $9,504,97, plus such additional taxes, assessments, charges, penalties, interest, and costs as may accrue prior to the time the deed of the property is transferred to the purchaser following confirmation of sale; and

All of the above property being subject to restrictions, covenants, limitations, conditions, easements, and rights of way of record, running with the land.

Whereas, such Judgment orders such real property to be sold by the undersigned to satisfy the total amount of such Judgment;

Now, therefore, public notice is hereby given that I, Bruce D. Zuchowski, Sheriff of the Portage County, Ohio, will sell such real property at public auction, for cash, to the highest bidder of an amount that equals at least $9,504.97, plus such additional taxes, assessments, charges, penalties, interest, and costs as may accrue prior to the time the deed of the property is transferred to the purchaser following confirmation of sale, at 11:00 a.m. at the Portage County Justice Center, 8240 Infirmary Road, Ravenna, Ohio 44266, on 9TH day of SEPTEMBER, 2024. If any parcel does not receive sufficient bid or is not otherwise disposed of according to law, it may be offered for sale, under the same terms and conditions of the first sale and at the same time of day and at the same place, on 23RD, day of SEPTEMBER, 2024, for an amount that equals at least $9,504.97, plus such additional taxes, assessments, charges, penalties, interest, and costs as may accrue prior to the time the deed of the property is transferred to the purchaser following confirmation of sale.

PUBLIC NOTICE IS HEREBY GIVEN THAT ALL SUCH REAL PROPERTY TO BE SOLD AT PUBLIC AUCTION MAY BE SUBJECT TO A FEDERAL TAX LIEN THAT MAY NOT BE EXTINGUISHED BY THE SALE.

TERMS OF SALE: CASH

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
