In pursuance of an Order of Sale in the above entitled action, the sale will be conducted on the official public sheriff sale website, which is operated by Real Auction, http://Portage.Sheriffsaleauction.Ohio.gov. The process & procedures under which these sales will be completed are detailed at the Real Auction Website. The sale is scheduled for Monday, August 12, 2024, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, August 19, 2024 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.

The following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

 

Situated in the City of Ravenna, County of Portage and State of Ohio and being part of Original Lot 20, South Division of Ravenna Township and bounded and described as follows:

Beginning at a monument box found at the intersection of the centerline of East Main Street (66 feet wide) with the centerline of Freedom Street (60 feet wide); thence North 2 deg. 18' 00" East, along the centerline of Freedom Street, a distance of 269.32 feet to a point, said point being the principal point of beginning for the parcel herein described; thence North 2 deg. 18' 00" East, along said road centerline, a distance of 76.51 feet to a point on the South line of land conveyed to M. Bennett by Portage County Instrument #200420607; thence South 89 deg. 00' 00" East, along said Bennett's South line and passing over a 5/8" capped rebar set at 30.00 feet, a distance of 210.16 feet to a 5/8" capped rebar set on the West line of land conveyed to Wood Funeral Homes, Inc. by Volume 732, Page 671 of Portage County Record of Deeds; thence South 2 deg. 18' 00" West, along said Wood Funeral Homes West line, a distance of 66.70 feet to a capped "R. Szuch" iron pin found at the Northeast corner of another parcel conveyed to Wood Funeral Homes by Volume 1109, Page 689 of Portage County Record of Deeds; thence North 88 deg. 07' 48" West, along the North line of said Wood Funeral Homes parcel, a distance of 46.00 feet to a capped "R. Szuch" iron pin found; thence South 2 deg. 14' 48" West, along the West line of said Wood Funeral Homes parcel, a distance of 13.00 feet to a 5/8" iron pin found on the North line conveyed to Wood Funeral Homes, Inc. by Volume 832, Page 484 of Portage County Record of Deeds; thence North 88 deg. 07' 48" West, along the North line of said Wood Funeral Homes and passing over a 1/2" pipe found at 134.12 feet, a distance of 164.12 feet to the principal point of beginning and containing 0.3630 acres of land as surveyed in February, 2006 by Clifford H. McGuire, Professional Surveyor No. 7770. The basis of bearing was derived from Survey Plat P-11349. The deed of record is O.R. 309-829 to R. Kortright. All rebars set are 5/8 X 30" with I.D. cap. Be the same more or less, but subject to all legal highways.

Said Premises Located at 120 N. Freedom Street, Ravenna, OH 44266.

Said Premises Appraised at $160,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: CASHIER CHECKS ONLY

If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)

Deposit required by Third Party Purchasers are as follows:

If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).

Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).

Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)

The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)

The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.

The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
