In pursuance of an Order of Sale in the above entitled action, the sale will be conducted on the official public sheriff sale website, which is operated by Real Auction, http://Portage.Sheriffsaleauction.Ohio.gov. The process & procedures under which these sales will be completed are detailed at the Real Auction Website. The sale is scheduled for Monday, July 8, 2024, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, July 22, 2024 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.
The following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Nelson to-wit:

Situated in the Township of Nelson, County of Portage and State of Ohio:
And known as being a part of Lot 39 in said township and further described as follows:
Beginning at a point in the centerline of Newell Ledge Road, said point being 3 deg. 34' West, measured along said centerline, 476.25 feet from the centerline of Bloom Road; thence continuing along the centerline of Newell Ledge Road, South 3 deg. 34' West, 254.00 feet; thence North 84 deg. 29' West, 825.00 feet; thence North 3 deg. 34' East, 264.00 feet; thence South 84 deg. 24' East, 825.00 feet to the place of beginning and containing 5.00 acres of land, be the same more or less, but subject to all legal highways, as surveyed by Robert A. Turso, Registered Surveyor No. 4632.

And known as being a part of Lot 39 in said township, and more particularly described as follows:
Beginning at the centerline intersection of Newell Ledge Road and Bloom Road; thence running North 54 deg. 36' West along the centerline of said Bloom Road, a distance of 607.71 feet; thence running South 34 deg. 58' 42" West, a distance of 591.33 feet; thence running South 84 deg. 29' East, a distance of 825.00 feet to the centerline of Newell Ledge Road; thence running North 03 deg. 34' East along said centerline, a distance of 212.26 feet to the point of beginning and containing 6.070 acres of land, be the same more or less, but subject to all legal highways. Beginning at a spike in the centerline of Newell Ledge Road, and spike being South 3 deg. 34' West, 212.26 feet from the centerline of Bloom Road; thence continuing along the centerline of Newell Ledge Road, South 3 deg. 34" West, 264.00 feet to a spike; thence North 84 deg. 29' West, 825.00 feet to an iron pipe; thence North 3 deg. 34' East, 264.00 feet to an iron pipe; thence South 84 deg. 29' East, 825.00 feet to the place of beginning and containing 5.00 acres of land, be the same more or less but subject to all legal highways. Said Premises Appraised at $150,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: CASHIER CHECKS ONLY
If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)
Deposit required by Third Party Purchasers are as follows:
If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).
Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).
Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)
The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)
The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.
The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
