Whereas, Judgment of Foreclosure has been rendered against a certain parcel of real property for taxes, assessments, charges, penalties, interest, and costs as follows:

SITUATED IN THE CITY OF RAVENNA, COUNTY OF PORTAGE AND STATE OF OHIO: KNOWN AS LOT NO. 2 IN J.W. HOLCOMB'S FIRST ADDITION TO RAVENNA VILLAGE AS THE SAME IS PLATTED IN PLAT BOOK NO. 2, PAGE 65, BEING A LOT ON THE EAST SIDE OF SOUTH SYCAMORE STREET 60 FEET X 180 FEET ACCORDING TO SAID PLAT.
Name and address of last known owner: Jimmie Zemelka, 6048 State Route 14, #2, Ravenna, Ohio 44266.
Amount of Judgment (1) for Taxes: $9,351.00; (2) for Court Costs and Fees: $3,331.40; "MINIMUM BID": $12,682.40.
All of the above property being subject to restrictions, covenants, limitations, conditions, easements, and rights of way of record, running with the land.
Whereas, such Judgment orders such real property to be sold by the undersigned to satisfy the total amount of the Judgments;
Now, therefore, public notice is hereby given that I, Bruce D. Zuchowski, Sheriff of Portage County, Ohio, will sell each parcel, at public auction, for cash, to the highest bidder of an amount that equals at least $12,682.40 for the property, at the Portage County Justice Center, 8240 Infirmary Road, Ravenna, Ohio 44266 on 15TH day of APRIL, 2024 at 11:00 am. If any parcel does not receive a sufficient bid, it shall be offered for sale, under the same terms and conditions and at the same place on the 29TH day of APRIL 2024, for an amount that equals at least $12,682.40 for the property.
PUBLIC NOTICE IS HEREBY GIVEN THAT ALL SUCH REAL PROPERTY TO BE SOLD AT PUBLIC AUCTION MAY BE SUBJECT TO A FEDERAL TAX LIEN THAT MAY NOT BE EXTINGUISHED BY THE SALE.
TERMS OF SALE: CASH
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
