Whereas, Judgment of Foreclosure has been rendered against certain parcels of real property and personal property for taxes, assessments, penalties, interest and costs as follows:

Permanent Parcel No(s).: 29-364-20-00-069-000

Property Location: Bayberry Knoll Dr, Ravenna Township, Ohio

Property also known as: TIMBER RUN II LOT 72

Property Descriptions: Available at Portage County Recorder's Office

Name and address of last known owners: W.S. Homes, Inc., Successors-in-Interest, 3016 Edison St, Uniontown, OH 44685

Amount of Judgment, the fair market value of the parcels, as determined by the county auditor $21,200.00, plus costs incurred in the foreclosure proceeding, $3,957.25; “MINIMUM BID": $25,157.25

All of the above properties being subject to restrictions, covenants, limitations, conditions, easements, and rights of way of record, running with the land.

Whereas, such Judgment orders such real property and personal property to be sold together by the undersigned to satisfy the total amount of the Judgment;

Now, therefore, public notice is hereby given that I, BRUCE D. ZUCHOWSKI, Sheriff of Portage County, Ohio, will sell said parcel, at public auction, for cash, to the highest bidder of an amount that equals at least $25,157.25 for the property identified as permanent parcel number(s): 29-364-20-00-069- 000 at the Portage County Justice Center, 8240 Infirmary Road, Ravenna, Ohio 44266, on the 15TH day of APRIL, 2024 at 11a.m. If said parcel does not receive a sufficient bid, it shall be offered for sale, under the same terms and conditions and at the same place on the 29TH day of APRIL, 2024 at 11a.m. for an amount that equals at least $25,157.25 for the property identified as permanent parcel number(s): 29-364- 20-00-069-000.

TERMS OF SALE: CASH

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
