In pursuance of an Order of Sale in the above entitled action, the sale will be conducted on the official public sheriff sale website, which is operated by Real Auction, http://Portage.Sheriffsaleauction.Ohio.gov. The process & procedures under which these sales will be completed are detailed at the Real Auction Website. The sale is scheduled for Monday, March 11, 2024, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, March 25, 2024 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.
The following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Randolph to-wit:
Situated in the Township of Randolph, County of Portage and State of Ohio and being part of Original Lots 87 and 97 of said township, being also part of a parcel of land deeded to the Plough Revocable Living Trust per Deed Volume 1132, Page 344-346 of the Portage County Records and being further described as follows:
Beginning at a point at the intersection of the centerline of Hartville Road, C.H. 69 (60' wide) with the South line of Lot 97, witness a 1" diameter iron rod found in a monument box North 38 deg. 20' 24" East, 1264.69 feet, at the centerline intersection of Hartville Road and Bassett Road, T.H. 44 (60' wide), said point also being the true point of beginning for the parcel of land herein described; thence North 38 deg. 20' 24", 94.83 feet, along the centerline of Hartville Road, to a point; thence South 87 deg. 31' 49" East, 1138.25 feet, through the Grantor's property and passing over a 5/8" rebar set at 37.02 feet, to a 5/8" rebar set on the West line of a parcel of land deed to Robert R. and Kathleen Detwiller per Deed Volume 1161, Page 100 of the Portage County Records; thence South 1 deg. 34' 32" West, 150.02 feet along Detwiller's West line and crossing into Lot 87 at 76.86 feet to a 5/8" rebar set; thence North 87 deg. 31' 49" West, 1249.06 feet through the Grantor's property and passing over a 5/8" rebar set at 1212.04 feet, to a point on the centerline of Hartville Road; thence North 38 deg. 20' 24" East, 90.28 feet, along the centerline of Hartville Road, to the point of beginning and containing 4.111 acres of land, more or less, of which 2.058 acres are in Lot 97 and 2.053 acres are in Lot 87, as surveyed by Dan Stankavich, Professional Surveyor No. 7122 in January of 1995, be the same more or less, but subject to all legal highways.

Said Premises Located at 2456 Hartville Road, Mogadore, OH 44260.
Said Premises Appraised at $385,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: CASHIER CHECKS ONLY
If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)
Deposit required by Third Party Purchasers are as follows:
If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).
Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).
Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)
The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)
The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.
The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
