In pursuance of an Order of Sale in the above entitled action, the sale will be conducted on the official public sheriff sale website, which is operated by Real Auction, http://Portage.Sheriffsaleauction.Ohio.gov. The process & procedures under which these sales will be completed are detailed at the Real Auction Website. The sale is scheduled for Monday, February 26, 2024, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, March 11, 2024 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.
The following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Brimfield to-wit:
Situated in the Township of Brimfield, County of Portage and State of Ohio, being part of Lot 24 in said township and bounded and described as follows:
Beginning at a 5/8" iron rod found at the intersection of the centerlines of T.H. 91, Sherman Road and T.H. 90, Edison Road; thence S. 61 deg. 53' 00" W., along the centerline of T.H. 90, a distance of 362.69 feet to a point which makes the true place of beginning for the following described parcel of land; thence S. 07 deg. 59' 32" E., (passing over a 5/8" iron rod set at 31.95 feet), a distance of 737.92 feet to a 5/8" iron rod set in the Northerly line of land now or formerly owned by E. E. or S. M. Hunt (Vol. 1099, Pg. 329); thence N. 89 deg. 52' 56" W., along Hunt's said Northerly line, a distance of 265.00 feet to a 5/8" iron rod found in an Easterly line of Hunt; thence N. 00 deg. 14' 49" W., along Hunt's said Easterly line (passing over a 5/8" iron rod found at 552.26 feet), a distance of 592.34 feet to a point in the centerline of T.H. 90; thence N. 48 deg. 13' 11" E., along the centerline of T.H. 90, a distance of 185.72 feet to a 1/2" iron pipe found; thence N. 61 deg. 53' 00" E., continuing along the centerline of T.H. 90, a distance of 30.00 feet to the true place of beginning, containing 3.363 acres of land, more or less, as surveyed November 7, 1994 by Rob A. Szuch, Registered Professional Surveyor No. 7288.

Said Premises Appraised at $55,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: CASHIER CHECKS ONLY
If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)
Deposit required by Third Party Purchasers are as follows:
If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).
Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).
Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)
The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)
The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.
The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
