Whereas, Judgment of Foreclosure has been rendered against a certain parcel of real property and manufactured home for taxes, assessments, charges, penalties, interest, and costs as follows:

Manufactured Home: 1997 MHE Mansion Blazer; Serial Number MO282571; Auditor's Account Number 08957.

Name and address of last known owner: Elmo Jake Jones, 4380 Court Street, Ravenna, Ohio 44266.

Amount of Judgment (1) for Property Taxes: $5,895.00; (2) Judgment for Manufactured Home Taxes: $3,330.00; (2) for Court Costs: $3,175.00; "MINIMUM BID”: $12,400.00.

All of the above property being subject to restrictions, covenants, limitations, conditions, easements, and rights of way of record, running with the land.

Whereas, such Judgment orders such real property and manufactured home to be sold by the undersigned to satisfy the total amount of the Judgment;

Now, therefore, public notice is hereby given that I, Bruce D. Zuchowski, Sheriff of Portage County, Ohio, will sell the parcel and manufactured home, at public auction, for cash, to the highest bidder of an amount that equals at least $12,400.00 for the property identified as permanent parcels 29-364-13-00-208- 000 and 29-364-13-00-209-000, and 1997 MHE Mansion Blazer manufactured home at the Portage County Justice Center, 8240 Infirmary Road, Ravenna, Ohio 44266 on 4th day of DECEMBER, 2023 at 11:00 am. If any property does not receive a sufficient bid, it shall be offered for sale, under the same terms and conditions as the first sale and at the same time of day and at the same place, on the 18TH day of DECEMBER 2023, for an amount that equals at least $12,400.00.

PUBLIC NOTICE IS HEREBY GIVEN THAT ALL SUCH REAL PROPERTY TO BE SOLD AT PUBLIC AUCTION MAY BE SUBJECT TO A FEDERAL TAX LIEN THAT MAY NOT BE EXTINGUISHED BY THE SALE.

TERMS OF SALE: CASH

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The entire balance of the purchase price shall be paid within thirty (30) days of the filing of the Confirmation of Sale, to the Portage County Sheriff.
