DELINQUENT TAXES

Whereas, Judgment of Foreclosure has been rendered against a certain parcel of real property for taxes, assessments, charges, penalties, interest, and costs as follows:

Permanent Parcel No.: 12-038-20-00-001-014

Full Street Address: 6572 Crescent Lane, Kent, Ohio 44240; Also known as Crescent Woods Lot 14

Description: A copy of the complete legal description can be found in the Portage County Recorder’s Office, 449 South Meridian Street, Ravenna, Ohio 44266; Instrument No. 201113409.

Amount of Judgment (1) for Taxes: $7,483.00; (2) for Court Costs and Fees: $2,060.54; “MINIMUM BID”: $9,543.54.

Name and address of last known owner: Joseph Becker, 6572 Crescent Lane, Kent, Ohio 44240 and Eva Becker, 170 4th Street SE, Brewster, Ohio 44613.

All of the above property being subject to restrictions, covenants, limitations, conditions, easements, and rights of way of record, running with the land.

Whereas, such Judgment orders such real property to be sold by the undersigned to satisfy the total amount of the Judgments;

Now, therefore, public notice is hereby given that I, Bruce D. Zuchowski, Sheriff of Portage County, Ohio, will sell the parcel, at public auction, for cash, to the highest bidder of an amount that equals at least $9,543.54 for the property, at the Portage County Justice Center, 8240 Infirmary Road, Ravenna, Ohio 44266 on 16TH day of OCTOBER, 2023 at 11:00 am. If any parcel does not receive a sufficient bid, it shall be offered for sale, under the same terms and conditions and at the same place on the 30TH day of OCTOBER 2023, for an amount that equals at least $9,543.54 for the property.

PUBLIC NOTICE IS HEREBY GIVEN THAT ALL SUCH REAL PROPERTY TO BE SOLD AT PUBLIC AUCTION MAY BE SUBJECT TO A FEDERAL TAX LIEN THAT MAY NOT BE EXTINGUISHED BY THE SALE.

TERMS OF SALE: CASH

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
