Cynthina A. Coontz, Administrator of the Estate of Richard P. Allshouse, et al.

In pursuance of an Order of Sale in the above entitled action, the sale will be conducted on the official public sheriff sale website, which is operated by Real Auction, http://Portage.Sheriffsaleauction.Ohio.gov. The process & procedures under which these sales will be completed are detailed at the Real Auction Website. The sale is scheduled for Monday, August 28, 2023, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, September 11, 2023 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.

The following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Deerfield to-wit:

 

Situated in the Township of Deerfield, County of Portage and State of Ohio and further described as follows:

Being known as a part of Lot 32 in said township, bounded and described as follows:

Beginning 864 feet (52 rods-6 feet) West of the center of the Township of Deerfield, also being the Northeast corner of lot; thence West 181.50 feet (11 rods); thence South 198 feet (12 rods); thence East 181.50 feet (11 rods); thence North 198 feet to the place of beginning, containing 132/160 of an acre of land. Excepting therefrom the following described parcel.

Situated in the Township of Deerfield, County of Portage and State of Ohio:

Being known as a part of Lot 32 in said township and bounded and described as follows:

Beginning fifty-two (52) rods and six feet West of the center of the Township of Deerfield, also being the Northeast corner of lot; thence South twelve (12) rods, 198.00 feet; thence West seventy (70) feet to a point; thence North 12 rods, 198.00 feet; thence East seventy (70) feet to the place of beginning, containing 0.27 of an acre; intending to include in this description .48 acres according to the auditor's tax duplicate but .51 acres according to computation.

The sheriff's office nor any affiliate have access to the inside of said property.

Said Premises Located at 9342 State Route 224, Deerfield, OH 44411.

Said Premises Appraised at $145,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: CASHIER CHECKS ONLY

If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)

Deposit required by Third Party Purchasers are as follows:

If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).

Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).

Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)

The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)

The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.

The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
