Estate of Robert E. Keslar, Sr., aka Robert E. Keslar, Deceased, Unknown Executor or Administrator of the Estate of Robert E. Keslar, Sr., aka Robert E. Keslar, Deceased, Unknown Heirs, Devisees and Legatees of the Estate of Robert E. Keslar, Sr., aka Robert E. Keslar, Deceased, and Unknown Spouse, if any, of Norma J. Keslar, whose addresses are unknown and who cannot be served within the State of Ohio, will take notice that Plaintiff filed a Complaint in Mortgage Foreclosure in the Court of Common Pleas of Portage County, Ohio on June 28, 2023 in Case No. 2023CV00508, against Guardian Estate of Robert E. Keslar, Sr., aka Robert E. Keslar, et al., Deceased, Defendants, alleging that on or about July 26, 2012, Plaintiff extended a loan to Robert E. Keslar, who is now deceased, and Norma J. Keslar in the principal amount of $137,500.00; that they executed and delivered to Plaintiff a certain Consumer Real Estate Secured Balloon Note (“Note 1”) in the amount of $137,500.00; that Premier Bank is formerly known as First Federal Bank of the Midwest, successor by merger to Home Savings Bank, successor by merger to The Home Savings and Loan Company of Youngstown, Ohio; that Plaintiff is the holder of the Note 1; that there is due and owing $111,795.35, plus interest, late charges, costs and expenses; that to secure payment of the Note 1, Robert E. Keslar and Norma J. Keslar granted a Mortgage (Mortgage 1), and thereby conditionally conveyed the real property described therein, and known as and located at Newell Ledge Road and 10741 Bloom Road, Garrettsville, OH 44231, Parcel Nos. 25-039-00-00-041-000, 25-039-00-00-042-000, and 25-039-00-00-043-000; that Mortgage 1 was properly recorded; that Mortgage 1 is the first and best lien against the subject real estate, after the lien of Defendant Portage County Treasurer for real estate taxes; that Note 1 secured by Mortgage 1 is in default for lack of payment, the conditions of Mortgage 1 have been broken, Plaintiff is the holder of Mortgage 1 and is entitled to have Mortgage 1 foreclosed; that on or about February 19, 2013, Plaintiff extended a loan to Robert E. Keslar, who is now deceased, and Norma J. Keslar in the principal amount of $15,000.00; that pursuant to the aforesaid loan, they executed and delivered to Plaintiff a certain Home Equity Line of Credit Agreement (“Note 2”) in the amount of $15,000.00, that Plaintiff is the holder of the Note 2, that there is due and owing $5,071.83, plus interest, late charges, costs and expenses; that to secure payment of the Note 2, Robert E. Keslar and Norma J. Keslar granted a Mortgage (Mortgage 2), and thereby conditionally conveyed the real property described above; that Mortgage 2 was properly recorded; that Mortgage 2 is a valid and subsisting lien against the subject real estate, after the lien of Defendant Portage County Treasurer for real estate taxes and the lien of Mortgage 1; that Note 2 secured by Mortgage 2 is in default for lack of payment, the conditions of Mortgage 2 have been broken, Plaintiff is the holder of Mortgage 2 and is entitled to have Mortgage 2 foreclosed, that Defendant Portage County Treasurer holds a claim on the subject real estate for real estate taxes; that Defendants Guardian Estate of Robert E. Keslar, Sr., aka Robert E. Keslar, Deceased, Donald R. Keslar, Guardian of the Estate of Robert E. Keslar, Sr., aka Robert E. Keslar, Deceased, Estate of Robert E. Keslar, Sr., aka Robert E. Keslar, Deceased, Unknown Executor or Administrator of the Estate of Robert E. Keslar, Sr., aka Robert E. Keslar, Deceased, Unknown Heirs, Devisees and Legatees of the Estate of Robert E. Keslar, Sr., aka Robert E. Keslar, Deceased, Guardian Estate of Norma J. Keslar, Donald R. Keslar, Guardian of the Estate of Norma J. Keslar, Donald R. Keslar, Robert Keslar, Jr., Dora Wright, Barbara A. Gibson, Tammy S. Smidga, Tanya M. Setree, Unknown Spouse, if any, of Norma J. Keslar, Current Tenant, if any, of 10741 Bloom Road, Garrettsville, Ohio 44231, and R & G Nursing Care, Inc. dba Kensington at Anna Maria may have or claim to have interests in the subject real estate. The Complaint demands that the Defendants be required to appear and set forth whatever interests they may have in and to the subject real property or be forever barred from asserting the same; that Plaintiff obtain judgment in foreclosure; that the subject premises be appraised and sold in this action, and the proceeds applied to the satisfaction of Plaintiff’s Mortgages in their proper priority; and that the Court grant such other and further relief.

Defendants Estate of Robert E. Keslar, Sr., aka Robert E. Keslar, Deceased, Unknown Executor or Administrator of the Estate of Robert E. Keslar, Sr., aka Robert E. Keslar, Deceased, Unknown Heirs, Devisees and Legatees of the Estate of Robert E. Keslar, Sr., aka Robert E. Keslar, Deceased, and Unknown Spouse, if any, of Norma J. Keslar are further notified that they are required to answer said Complaint within twenty-eight (28) days of the last publication of this notice and set forth whatever interest they may have in and to the above-described real estate or be forever barred from asserting the same.
