In pursuance of an Order of Sale in the above entitled action I, Bruce D. Zuchowski, Sheriff of Portage County, Ohio will offer for sale at public auction, for cash, to the highest bidder of an amount not less that two-thirds of $350,000.00; at the Portage County Justice Center, 8240 Infirmary Road, Ravenna, Ohio 44266 on Monday, August 14, 2023, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, August 28, 2023 at 11:00 A.M.
The following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:
Situated in the Township of Ravenna, County of Portage and State of Ohio and known as being a part of Lot 34 of said township and further described as follows:
Beginning at a monument marking the centerline intersection of Hayes Rd. C.H. 138 and Hattrick Rd. T.H. 110; thence S. 88 deg. 14' E., a distance of 768.00 ft. along the centerline of Hayes Rd. to a point which is the true place of beginning; thence N. 2 deg. 13' E., a distance of 1472.98 ft. along the Easterly line of property owned by R. or D. Wilson to a point and passing over an I.P. at 30.00 ft.; thence 89 deg. 30' 08" E., a distance of 297.89 ft. along the Southerly line of property owned by Holiday Sands Beech Club, Inc. to an I.P.; thence S. 0 deg. 39' 54" E., a distance of 1480.85 ft. along the Westerly line of property owned by R. E. or M. E. Seckman to a point in the centerline of Hayes Rd. and passing over an I.P. 30.00 ft. back from said centerline; thence N. 88 deg. 14' 00 W., a distance of 372.20 ft. along the said centerline and containing 11.355 acres of land, more or less, as surveyed by Edward P. Wanchick, Registered Surveyor No. 5756.

Said Premises Located at 5107 Hayes Road, Ravenna, OH 44266.
Said Premises Appraised at $350,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: CASHIER CHECKS ONLY
If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)
Deposit required by Third Party Purchasers are as follows:
If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).
Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).
Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)
The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)
The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.
The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
