In pursuance of an Order of Sale in the above entitled action, the sale will be conducted on the official public sheriff sale website, which is operated by Real Auction, http://Portage.Sheriffsaleauction.Ohio.gov. The process & procedures under which these sales will be completed are detailed at the Real Auction Website. The sale is scheduled for Monday, August 14, 2023, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, August 28, 2023 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.

Beginning at the Northwest corner of Subdivision 3 of Lot 9 Southeast in said township; thence North 89 degrees 11 minutes 10 seconds East along the North line of said subdivision and passing over an iron pipe, 30.00 ft. from the center of State Route 80 nka St Rt 183, known as Burton-Limeville South, a distance of 300.00 ft. to an iron pipe; thence South 0 degrees 30 minutes East, a distance of 200.00 ft. to an iron pipe; thence South 89 degrees 11 minutes 10 seconds West and passing over an iron pipe 30.00 ft. from the center of S.R. 89 nka St. Rt. 183, a distance of 300.00 ft. to a point on the West line of Subdivision 3 of Lot 9, Southeast and the centerline of S.R. 80 nka St Rt 183; thence North 0 degrees 30 minutes West along the West line of said subdivision and the centerline of S. R. 80 nka St Rt 183, a distance of 200.00 ft. to the place of beginning and containing 1.377 acres of land as surveyed by L. M. Satrom, R.S. No. 4226.

Said Premises Appraised at $175,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: CASHIER CHECKS ONLY

If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)

Deposit required by Third Party Purchasers are as follows:

If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).

Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).

Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)

The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)

The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.

The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
